Home Your Concrete Is Sinking, Now What? Sunken Concrete? Here's What You Should Know If you’ve noticed your sidewalk, driveway, patio, or garage floor is starting to sink, you’re not alone. Concrete settlement is a common issue in Central Ohio and Cleveland, often caused by shifting soil, erosion, or poor drainage. The good news? You don’t need a full replacement. At SmartLevel Concrete, we specialize in lifting and leveling sunken slabs using advanced polyurethane foam. Here’s why concrete sinks—and what you can do to fix it fast. Why Does Concrete Sink? Concrete relies on the ground below to stay stable. When that support fails, the slab can crack, tilt, or sink. Common causes include: Soil erosion – Rain and snowmelt wash away the soil beneath your slab. Poor compaction – Loose or poorly compacted soil settles over time. Freeze-thaw cycles – Water expands in cold weather, shifting the concrete. Tree roots – Roots can displace or loosen soil under your driveway or sidewalk. Signs of Sunken Concrete How do you know if your concrete needs attention? Look for: Uneven or sloped slabs Cracks along seams or edges Water pooling near your foundation Gaps between the slab and nearby structures Trip hazards on sidewalks, porches, or driveways If you notice these signs, it’s time to act before the damage worsens—or someone gets hurt. Do You Need a Full Replacement? Not necessarily. Many homeowners assume sunken concrete must be torn out and re-poured. But that’s expensive, messy, and time-consuming. Concrete leveling is a faster, more cost-effective solution—and it’s what we do best. How We Fix It: PolyLevel® Concrete Lifting At SmartLevel Concrete, we use PolyLevel®, a high-density polyurethane foam that lifts sunken concrete back into place. It’s injected beneath the slab through small holes, expanding to fill voids and stabilize the soil. Sets in minutes Non-invasive, no heavy equipment Long-lasting and water-resistant Restores your slab without replacement Learn more about PolyLevel® concrete leveling.
